Manufactured and mobile homes offer a cost-effective alternative to traditional site-built homes, making homeownership more accessible for a wide range of buyers. Whether you're purchasing a new manufactured home, refinancing an existing one, or placing a home on your own land, we offer flexible financing options tailored to your goals.


What Is a Manufactured or Mobile Home?

  • Mobile Homes: Built before June 15, 1976. While traditionally not eligible for most modern mortgage financing, we may offer financing on a case-by-case basis, depending on the condition, location, and property title status.
  • Manufactured Homes: Built after June 15, 1976, conforming to HUD building codes, and eligible for a variety of mortgage programs.

Manufactured homes can be placed on owned land or in a leased community/park, and they may be titled as real property or personal property, which influences financing options.


Conventional Loans (Fannie Mae/Freddie Mac)

  • Must be a double-wide or larger (single-wides typically not eligible).
  • Home must be permanently affixed to a foundation.
  • Land must be owned (not leased).
  • Minimum down payment: 5%+.
  • Requires appraisal and home must be titled as real property.


FHA Loans

  • Great for first-time buyers or lower credit scores.
  • Down payment as low as 3.5%.
  • Home must meet HUD standards and be permanently affixed.
  • Allows financing of land and home together.


VA Loans

  • For eligible veterans and service members.
  • Zero down payment.
  • Must be a permanent foundation and classified as real property.
  • Must meet VA appraisal and safety standards.


USDA Loans

  • For homes located in eligible rural areas.
  • Zero down payment.
  • Must be a new manufactured home (existing homes may not qualify).
  • Must be on a permanent foundation and meet all USDA requirements.


Key Requirements for Manufactured Home Financing

  • Preferably built after June 15, 1976, with HUD certification label. Pre-1976 homes may be considered on a case-by-case basis.
  • Must be transported in one or more sections and assembled on site.
  • Installed on a permanent foundation.
  • Home must be owned with the land, or long-term lease may be required.
  • Utilities and infrastructure must be permanently connected.
